REVIEW

LandHat Reviews the Property and Ownership

LandHat may review deeds and ownership records, probate and court records, property-tax records, liens and mortgages, property condition, occupancy, legal and physical access, the number and location of possible owners, the work required to complete a sale, and the expected time, cost, and risk.

The goal is to understand both the property and the ownership interest that may be available for purchase.

NO OBLIGATION

Receive an Offer

If the property fits, LandHat may offer to buy the entire property, your individual ownership interest, several owners’ interests, or a property before every title or probate issue is complete.

Simple situations may receive an offer quickly. More complicated cases may require additional research before an offer can be made.

There is no fee to receive an offer and no obligation to accept it.

UNDERSTAND THE AGREEMENT

Review the Written Terms

A written agreement should clearly explain:

  • What LandHat is buying
  • What the seller will receive
  • When payment will be made
  • What documents must be signed
  • What conditions must be met
  • What work LandHat will handle
  • What happens if the expected ownership cannot be confirmed
The process should be understandable before anyone signs.

You may ask questions, discuss the offer with family, or have your own attorney or adviser review the agreement.

COORDINATION

LandHat Handles the Agreed Work

Depending on the situation, LandHat may coordinate title research, probate or estate work, deeds and ownership documents, communication with other owners or heirs, taxes and liens, notarization, property access, occupants, contents and cleanup, and closing.

The exact responsibilities will be stated in the written agreement.

COMPLETION

Closing and Payment

Some straightforward sales can close quickly.

Properties involving unresolved probate, missing owners, title defects, liens, occupants, or court work may take longer.

LandHat will explain the expected process and timing before moving forward.

At closing, the agreed documents are completed and payment is made according to the transaction terms.
