Ownership
Deceased owners, probate gaps, divided ownership, and partial interests
WHO WE ARE
A small, specialized property buyer built to evaluate situations ordinary buyers often reject.

A SPECIALIZED BUYER
LandHat is a specialized property buyer operated by Matt Matich.
WHY LANDHAT EXISTS
Matt repeatedly encountered properties with real value that could not be sold because the ownership, probate, title, or property problems had never been resolved.
That may be the right approach for an owner who has the time, money, and desire to complete the work.
LandHat was created for people who want another option.
We evaluate difficult situations before every problem has been solved and determine whether LandHat can purchase the property or an ownership interest as it currently exists.
A CONVENTIONAL BUYER MAY SAY
FIRSTHAND EXPERIENCE
LandHat’s approach is informed by actual transactions involving:
Deceased owners, probate gaps, divided ownership, and partial interests
Failed closings, title defects, tax-sale title, and old liens and mortgages
Occupied properties, property cleanup, and access
Quiet-title and other curative work, and difficult conversations among owners and stakeholders
Every situation is different. Prior experience does not guarantee that a particular property can be purchased or resolved, but it helps LandHat identify the important questions early.
A DIRECT AND PERSONAL PROCESS
Property owners communicate directly with Matt, the person reviewing the situation and deciding whether LandHat can make an offer.
You are not being routed through a national call center or passed among departments.
CLEAR ROLES
LandHat buys for its own account.
LandHat does not determine your legal rights or represent you in the transaction.
WHERE LANDHAT WORKS
Matt is based in Indiana and works with property owners in multiple states.
Many parts of a transaction can be completed remotely, including research, document review, title and probate coordination, electronic document delivery, remote or local notarization, and closing.
Sellers often do not need to travel to the property or to Indiana.
A STRAIGHTFORWARD CONVERSATION
Trust should be earned through clear information, a consistent identity, honest answers, and a straightforward conversation.
LandHat will explain what it believes the property or ownership situation may be, what additional information is needed, what it is proposing to buy, what the seller would receive, what work LandHat expects to handle, and what conditions must be met before closing.
The process should be understandable before anyone signs.
